Move in Inspection - I will conduct a thorough inspection noting the current condition of the property before the tenants take occupancy.

Response Time - Communication is key when managing your investment and I promptly keep you posted along the way. 


Quarterly Inspections - Every 3 to 4 months I will inspect the property to ensure your investment is in good standing. 


Maintenance Scheduling - No matter the issue I can find the right tradesmen at a cost efficient price to handle the repair. 


Strata Communication - Let me be the point of contact when it comes to your strata agency. Important building notices such as dryer vent inspections, fire safety inspections and bylaw infractions will not be missed. 


Educated in Residential Tenancy Act - Situations like arbitration happen and when they do you want an experienced property manager with knowledge in the Residential Tenancy Act protecting your investment. I am seasoned when it comes to the RTA and the procedures required to handle any difficult situation. 


Tenant Qualification Process - To help reduce the risk in renting I require all my tenants to agree to credit checks, employment verification, financial verification, reference checks and online searches. 




Tenant Placement



My tenant placement service is designed to make life easy. Using the above tenant placement qualification requirements I will secure a fixed term, provide tenancy documents, tenant contact information, complete the Strata Form K, schedule the building move in time, conduct a professionally documented move in inspection and provide you post dated rent cheques. 




Marketing



Your Property will have a strong online presence with a comprehensive advertisement highlighting the key features and quality pictures showcasing the entire property. The property will activity be posted on Craigs List, Kijiji and Colindoig.com.
